A Pre-Listing Punch List for Trinity Homes, and the Local Pros I Call

Most Trinity homes don’t need a remodel before they sell. They need the right handful of fixes, done well, by people you can trust in your home. Here’s the punch list I use and the people I send my sellers to.

The Short Answer

Before listing a Trinity home, knock out the small items buyers and inspectors notice, fix anything that would affect insurance, and deal with an aging roof. For handyman work I refer sellers to my friend Mark Moser of Moser’s Home Solutions, for licensed electrical work to Mike Egerdeen at Fox Electrical Services, and for roofs to Brad McDonald Roofing & Construction, which in my experience can be paid from your proceeds at closing.

Why a Punch List Pays Off in Trinity

Many Trinity neighborhoods were built from the 1990s through the 2000s, which means a lot of homes are reaching the same milestones at once: first or second roofs, original light fixtures and fans, tired paint and the small wear that adds up over twenty-plus years. Buyers in Trinity are often comparing your home with newer construction nearby, so little things stand out more than you’d expect.

My Trinity Pre-Listing Punch List

Handyman: Mark Moser, Moser’s Home Solutions

Mark is a good friend and the first person I call when a listing needs that punch list handled. He’s reliable, careful in people’s homes and fair on price. He does drywall, painting, fixture and ceiling fan swaps, dishwasher installs, doors and trim, tile repairs and TV mounting. He doesn’t do major electrical work and will tell you when something needs a licensed specialist. See Mark’s handyman services in Trinity or call (727) 505-6442.

Electrician: Mike Egerdeen, Fox Electrical Services

If an inspection flags the electrical panel, wiring or anything beyond a simple fixture swap, I send sellers to Mike at Fox Electrical Services in New Port Richey. Mike is honest, knowledgeable and explains what actually needs fixing versus what doesn’t. His company handles panel changes, service upgrades, wiring and troubleshooting across Pasco, Pinellas and Hillsborough. Call (727) 831-3277.

Roofer: Brad McDonald Roofing & Construction

Roof age is one of the biggest questions Trinity buyers ask because it affects their insurance. Brad McDonald Roofing & Construction is a family-owned company in New Port Richey that does a great roof at a fair price. What makes them especially helpful for sellers: in my experience they’ve been willing to be paid from the sale proceeds at closing, so you don’t have to put the money out up front, and we can market your home with a brand-new roof instead of negotiating around an old one. Call 727-856-ROOF (7663).

Get it in writing. Any payment-at-closing arrangement is between you and the contractor. Make sure the agreement covers price, permits, warranty and what happens if the sale doesn’t close, and let your title company know so it’s paid correctly at closing.

Not sure what’s worth fixing? See what to fix before selling in Trinity and whether to replace your roof before selling.

I recommend these businesses because I’ve worked with them and trust them. I don’t receive payment for referrals. Always confirm licensing, insurance, pricing and scope directly with any contractor.

Frequently Asked Questions

Who do you recommend for small repairs before selling a Trinity home?

For handyman work such as drywall, paint, fixtures, doors and punch lists, I recommend my friend Mark Moser of Moser’s Home Solutions. For licensed electrical work, Mike Egerdeen at Fox Electrical Services. For roof replacements, Brad McDonald Roofing & Construction.

Do I have to pay for a new roof up front before selling?

Not always. In my experience, Brad McDonald Roofing has worked with my sellers to be paid from the proceeds at closing. Get the terms in writing and let your title company know.

What repairs should I make before listing in Trinity?

Fix items that would show up on an inspection or affect insurance, such as roof, electrical and plumbing concerns, then handle inexpensive cosmetic touch-ups. Skip major remodels unless the numbers clearly work.
